Condo painting in Singapore
In short

Repainting a 2 to 3 bedroom condo in Singapore typically costs $1,000 to $2,400 and takes 2 to 4 days. Most condos need management (MCST) approval and a refundable renovation deposit before work starts. Our shortlisted painters handle the paperwork and protect common areas, so you don’t get a letter from management.

Condo painting prices in 2026

Unit size Approx. floor area Walls & ceilings Duration
Studio / 1 bedroom 400 – 600 sq ft $800 – $1,300 1 to 2 days
2 bedroom 650 – 900 sq ft $1,000 – $1,800 2 days
3 bedroom 950 – 1,300 sq ft $1,300 – $2,400 2 to 3 days
4 bedroom / penthouse 1,400 sq ft and up $2,000 – $4,500 3 to 5 days

Condos often cost a little more than HDB flats of the same size. Ceilings are frequently higher, there are more bay windows and recesses to cut around, and painters lose time to lift bookings, loading bay rules and shorter working hours. See the condo painting cost guide for a deeper breakdown.

The condo checklist our painters follow

  1. MCST application. Submit the renovation form to management with the painter’s details, dates and worker list. Some condos need this a week or more in advance.
  2. Renovation deposit. Many condos collect a refundable deposit, often a few hundred to a few thousand dollars, which is returned if common areas are left undamaged.
  3. Lift and corridor protection. Lift padding and floor protection on the route to your unit.
  4. Working hours. Condo hours are set by the by-laws and are often stricter than HDB’s, with shorter Saturdays and no work on Sundays.
  5. Waste disposal. No rinsing brushes or pouring paint into common drains. Paint waste is taken away.

Tip: Ask the management office for the renovation guide before booking. Some condos restrict balcony and exterior-facing colours so the building looks uniform.

Popular condo painting jobs

  • Move-in repaint for new owners who want fresh, neutral walls
  • Rental turnover between tenants, often booked together with end of tenancy cleaning
  • Feature walls in living rooms and bedrooms, see feature wall painting
  • Balcony and planter walls that need weatherproof exterior paint
  • Anti-mould treatment in bathrooms and household shelters

Choosing the right paint for a condo

Condos tend to be air-conditioned and closed up for long periods, which makes low-VOC, low-odour paint a sensible choice. Washable finishes work well in living areas and kids’ rooms. Balconies face sun and rain, so they need exterior-grade paint, not interior emulsion. Our guide to paint brands in Singapore compares popular options.

Condo painting FAQ

Do I need MCST approval to paint my condo unit?

Most condos require you to submit a renovation application before any works, including painting. Check your condo’s by-laws or ask the management office. Your painter should help with the form.

How much is a renovation deposit for painting?

It varies by condo, from a few hundred dollars to a few thousand. It’s refunded after management checks that common areas weren’t damaged.

Can I paint my condo balcony a different colour?

Often not. Many condos require balconies and exterior-facing walls to keep the original colour so the building looks consistent. Check with management first.

How much does it cost to paint a 3 bedroom condo?

Usually $1,300 to $2,400 for walls and ceilings with standard paint. High ceilings, many colours or repairs will increase the price.
